Need quick help?

A rent reminder in Den Bosch is not the same as an eviction order. Arslan Advocaten assists tenants and landlords from Den Bosch through its Tilburg office. We assess the agreement, payment history and options for negotiation or proceedings. Send urgent correspondence in full and mention when you received it.

Check what the landlord is actually demanding

A reminder, a notice of termination and a court summons are different documents. Identify the tenancy, contractual landlord, amount claimed and next deadline. Keep the envelope and all attachments. A collection agency may act for the landlord without being the landlord itself. Verify unfamiliar bank-account instructions through a known contact.

Recalculate the rent arrears

Make a month-by-month statement showing basic rent, advances, adjustments and payments. Attach bank references where a payment is missing from the landlord’s account. Separate sums you acknowledge from disputed interest or charges. Tell your adviser about earlier payment arrangements and court proceedings; they can affect the next step.

Make a realistic repayment proposal

A useful plan identifies the debt, instalments, current rent, interest, costs and treatment of any pending proceedings. Obtain written confirmation if measures are postponed. Do not accept an unaffordable schedule or an unclear acknowledgement of the entire claim. Debt assistance and legal defence can run together, but an application for assistance does not automatically stop eviction proceedings.

Keep repairs and payment disputes distinct

A defect does not automatically entitle you to stop the whole rent. Keep the repair report, photographs and access arrangements separately from the payment schedule. If there is a summons, seek advice on the actual hearing date. Paying shortly before a hearing can be relevant but does not guarantee that every termination or eviction request disappears.

Documents for the first assessment

  • The full tenancy agreement and amendments
  • The landlord’s latest letter, email or summons
  • Payment records, service-charge statements and the deposit proof
  • Inspection reports and dated photographs
  • A short timeline, your desired outcome and the next deadline

How your case is handled

We first identify the tenancy, parties, evidence and urgency. We then discuss whether a targeted letter, negotiation, the Rent Tribunal or court proceedings fits the problem. An application to a municipality and a private claim can require separate action. We agree the scope before further work and explain which documents are still needed. Clients from Den Bosch are assisted through our Tilburg office; this page describes our service area, not an additional office in Den Bosch.

Costs and legal aid

The first consultation is free and without obligation. We assess whether subsidised legal aid (toevoeging) or legal expenses insurance is available. Legal aid can leave a personal contribution and other costs. Otherwise we agree private fees in writing. For a deposit recovery claim, a separate fixed stage schedule applies where accepted; court fees and bailiff costs are explained before the relevant step. A suitable collection claim can also be assessed for separately agreed no cure no pay terms.

Questions before contacting us

Do you have an office in Den Bosch?

We assist clients from Den Bosch through Tilburg. Ask about the practical arrangements for discussing documents before travelling.

Can I contact you before the file is complete?

Yes. Send the agreement and the urgent letter first, particularly if a hearing or eviction date has been mentioned. Further documents can follow.

Does contacting a lawyer stop a deadline?

No. State the deadline immediately. Contact alone does not suspend a notice period or court deadline.
