A lawful eviction does not give everyone involved permission to destroy the tenant’s belongings. Removing a person from the home and disposing of their property are separate questions. Careless disposal can support a separate compensation claim.
Losing an agency assignment does not by itself settle when you must leave accommodation arranged through work. Examine the employment agreement, housing agreement, applicable collective agreement and the precise demand for departure separately.
An indefinite residential tenancy has no agreed date on which it simply expires. The tenant and landlord do not have identical termination rights. Check who wants to end the agreement, the notice rules and the consequences of any proposed departure arrangement.
A model rental contract is a starting point, not proof that every clause is valid or suitable. Check the accommodation, start date, contract type, basic rent and additional payments before accepting the agreement or transferring money.
The ordinary 2026 limits differ by rent segment: 4.4% in the free sector, 6.1% for middle rent and, from 1 July, 4.1% for an ordinary percentage increase in social housing. Special social-rent increases can follow different rules. A statutory ceiling is not automatic permission to charge that percentage.
A protected building can qualify for a higher maximum rent, but an attractive old façade is not proof of protected status. The type of designation and contract date determine which rule may apply. Distinguish extra points under an older regime from a percentage added to the maximum price.
A qualifying new-build middle-rent home can have a maximum rent up to 10% above its ordinary points-based maximum. The surcharge has specific conditions and a time limit. A new-looking or refurbished dwelling does not automatically qualify.
A lower rent does not always entitle you to recover every earlier payment. The legal route establishing the lower amount determines the effective date. Separate that question from the calculation, finality of the decision and recovery from the landlord.
Energy performance can substantially change a dwelling’s WWS points and permitted rent. Check the type of label, its validity and the relevant date. A missing label, a recently registered label and a label for the wrong dwelling require different assessments.
A missing points statement does not automatically reduce your rent. It also does not prevent you from investigating the rent or using an appropriate procedure. Request the information while independently protecting any deadline.
