Energy performance can substantially change a dwelling’s WWS points and permitted rent. Check the type of label, its validity and the relevant date. A missing label, a recently registered label and a label for the wrong dwelling require different assessments.

Find the right energy record
Obtain the actual certificate and check EP-online, the dwelling address and the relevant recording date. An index or label must be valid for the points system. Some simplified labels from the 2015–2020 period are not the relevant WWS evidence. Do not treat a sales advertisement’s letter as a substitute for the registered document.
Independent home, house or apartment
The energy table for an independent home distinguishes a single-family dwelling from a dwelling with another home above or below it. For a label issued under the newer system, class A gives 41 points for a single-family home and 37 for the other category. A++++ gives 62 or 58. Use the correct official table; a rented room follows a different calculation.
Poor labels and exceptions
Under the current independent-home policy, label E carries minus 4 points, F minus 9 and G minus 15. Specific exceptions apply to qualifying monuments. An energy-performance payment can also require different treatment. Do not assume that a negative energy score alone establishes your complete maximum rent.
No valid label or a label recorded later
Without an applicable valid label or index, construction year can determine the energy points. A certificate generally has limited validity. For an initial-rent assessment, the relevant date is normally commencement. The policy contains particular treatment for some later-recorded labels in a rent-reduction procedure where the earlier physical condition is established; this is not a blanket rule accepting every new label.
Dispute the inputs and choose the rent route
If the certificate appears to describe the wrong glazing, dwelling type or facilities, identify the specific inconsistency with photographs and documents. Challenging the label itself and asking for a different rent are separate questions. Recalculate the full points total and check the contract and procedural deadlines before changing payment.

Frequently asked questions
Does a label issued today always apply to my tenancy’s start?
No. The relevant date, actual earlier condition and procedural rules matter.
Does no label always mean zero energy points?
No. Construction-year rules can apply.
Can I use the independent-home table for a room?
No. Use the separate rules for non-self-contained accommodation.
Discuss the right next step
Send the complete agreement, relevant correspondence and the next deadline. We first assess the legal question, evidence and appropriate route. The first consultation is free and without obligation. Eligible individuals may qualify for subsidised legal aid; a personal contribution or other costs can remain. Where private fees apply, we agree the scope and expected costs before further work. A contact request does not itself preserve a statutory or court deadline.
