Dutch rental points system: how to calculate your home’s WWS points

A points calculation helps establish the rent regime and maximum basic rent for a home. Its value depends on accurate measurements, the correct assessment date and the appropriate system for a room or independent dwelling. It is not a calculation of service charges.

Use the correct housing system

A room with shared facilities is not assessed in the same way as an independent dwelling. Establish which kitchen, bathroom and toilet are exclusive and which are shared. The advertisement’s label studio is not decisive. Keep the contract and a plan showing the part you rent.

Collect the underlying information

Measure the relevant spaces and keep photographs. Gather information on kitchen and sanitary facilities, outdoor space, the energy label and WOZ assessment. Follow the official measurement and valuation instructions rather than counting every space as a full room. Record assumptions and missing information so an adviser can reproduce the calculation.

Check energy and WOZ carefully

A label’s type, validity and relevant date can change the outcome; an absent or expired label requires its own assessment. WOZ points can be subject to a cap or special rules. Do not assume that the latest tax value or a recently issued label automatically answers the position at the start of an older contract.

Read the result in its legal context

For newer independent-home tenancies, the thresholds of 143, 186 and 187 points matter for social, middle and potentially free-sector classification. Contract and transitional rules still need assessment. A percentage surcharge for a qualifying monument or new-build home concerns the permitted price and is not simply another number of standard points.

Choose the procedure instead of changing payment yourself

Compare the points-based maximum with basic rent, excluding service-charge advances. If the rent appears too high, decide between an initial-rent assessment and a later reduction proposal. Those routes have different time limits and effective dates. Ask for the landlord’s full calculation and preserve evidence, but do not let waiting for a reply consume the procedural deadline.

Documents to collect

  • Contract, start date and basic rent
  • Measured floor plan and photographs
  • Energy label and its registration date
  • WOZ assessment relevant to the calculation
  • Landlord’s points statement and claimed surcharges

Frequently asked questions

Is the online result binding by itself?

No. It supports a request or assessment but does not automatically replace the agreed rent.

Should service charges be included?

Compare the maximum with basic rent. Advances and other charges need separate examination.

Can I use the same tool for a room and an apartment?

Use the tool and rules that match the actual accommodation. Shared facilities can change the applicable system.

Discuss the right next step

Send the complete agreement, relevant correspondence and the next deadline. We first assess the legal question, evidence and appropriate route. The first consultation is free and without obligation. Eligible individuals may qualify for subsidised legal aid; a personal contribution or other costs can remain. Where private fees apply, we agree the scope and expected costs before further work. A contact request does not itself preserve a statutory or court deadline.
